Residential Construction Project Manager

DESCRIPTION • Starts on or before 01 July 2015. Lasts at least 12 months. • Independent and self-initiating but friendly project manager for a residential construction project in Cagayan de Oro City, Philippines. • Manage named building contractor and other subcontractors to construct the project from the ground up, utilizing the digital file formats provided by the design group and thoroughly follow through quality assurance. • Deliver the finished house that satisfy contract specifications, client expectations, local authorities, property developer, and the design group. • Coordinate all contractors to ensure the construction drawings are communicated and understood in compliance with the digital master files. • Review construction drawings to ensure accurate information. • Countercheck delivery of materials and investigate missing items or shortages and allow uninterrupted workflow. • Establish a schedule and follow through as well as update with design group, primary building contractor, other subcontractors, and client. • Ensure that all contractors maintain the standards of the design group, the property developer, and the client, including maintaining an orderly and safe work site, cleaning up every day after work. • Maintain positive relationships between client and contractors and initiate the resolution of any issues in a timely manner. • Identify, qualify and assign new contractors as necessary, after getting approval from the design group and the client. • Deliver high quality work. REQUIREMENTS • Licensed BS Civil Engineering or BS Architecture, male or female, between 30 to 40 years old. • Should have at least 5 years of experience in construction and project management of residential and commercial projects. • Knows how to prepare and manage Gantt Chart project schedules, PERT-CPM Charts, estimates, quantity surveys, site reports and other related construction management documents. • Should have knowledge in operating Autodesk AutoCAD, Autodesk Revit, Google Sketch Up, MS Office and MS Project. • Must be pro-active, can work well with a team, quality-oriented and can work well under pressure. • Must have pleasing personality, proficient in oral and written communication skills both in Filipino and English. • Must be willing to be relocated to Cagayan de Oro City for at least 12 months.
