132952 Mortgage Pricing Engine

I am looking for a simple script well, mostly an input calculating script with options to add fileds and remove fields.. I basically need an admin so that I can change options and cost.. here is a quick none functioning demo as an idea [login to view URL] I want to build a mortgage pricing system.. Not a real time system that is in sync with the lenders but one we put numbers in to work.. I want it built in either or all php, ajax, java, and use mysql This is what I need it to do.. 1. For the initial part, I want the mortgage specialist to enter the type of loan the client wants... New Purchase, Construction, FHA, VA, Conventional rate and term, cash out investment or cash out home equity. When one of these are selected, I want to be able to add an alarm to one of the radio buttons below in case they choose an options not available to this loan type and it says you must choose another loan type and click continue.. For example.. In texas, you cannot do an interest only loan on a home equity.. So if they would have selected Home equity in the beginning and then select interest only rate later, it will have a popup saying "interest only loans are not allowed on home equity loans" 1. Next I want the mortgage specialist to enter the customers fico score (or better known as credit score) When doing this, in the back end it sets the initial rate without any add-ons or subtractions. "In the admin, I need to be able to put a range in credit scores from 400-500 and give the initial interest rate of 11.25% and another with the range of 501-550 and give it an interest rate of 9.75% etc, etc... I want to be able to add score ranges, update interest rates etc... 2. Next I want them to choose what interest rate they want to give the client.. Fixed 15 year, 20 year 30 year, 2/28 arm, 5/1 arm, interest only 1% etc... I need to be able to add fields here also for rate changes based on what is chosen.. 2. I want them to click next and go to an area that I add field names in the admin with questions like has the client had a foreclosure in the last 25 months? Y or N with radio button selections and if they choose yes, I can add .25% to the interest rate.. I want to be able to ask many questions and have the radio buttons selected to either add to the rate or subtract from the rate.. remember, the final page will be displaying the final rate after all changes... This is mostly a calculation system I am wanting to build but with a radio button selection area and letting the mortgage specialist know what to do and not to do based on certain senarios..
