Overall, I am looking for a talented and experienced building designer who can create a unique and custom design for my medium-sized commercial project site.

Please find attached file SINT MAARTEN LANDS

The land i would like a concept for is the L shaped land with 3 plots measuring 436 / 592 / 502 square meters
Please note that in the first land measuring 436 sqm there's a small area to right this has to be included in the land area as well.

please note setbacks are 5 meters at front and back 2.5 meters on left and right side
setback area can be used for parking purposes.
land maximum footprint is 52 % of land area

i would like a three-story building empty floor plan each floor height as specified
1st floor 14 ft
2nd floor 14 ft
3rd floor 12 ft

i would like the setback area on one side to be larger 3.5 meters to be able to access the back of land where i want to situate parking and container unloading
the front of the land is the first parcel measuring 436 m2.

Please note on 2nd and third floor cantilever of 1.5 meters would be great to increase area.

Also please provide at least 8 parking at front of the building.
Any additional details please let me know happy to clarify i would like some renders as well.
