We are looking for some inspiration for a renovation project in the future, and would like some concept sketches to help guide our thoughts.
The existing property is a solid, timber weatherboard freestanding house, that is solid. However it is dated
Task:
There are 2 options we want to consider.
Single level renovation within the existing house's walls.
Or a double storey addition to the existing property to gain more rooms.

Review the current house's floor plan, and provide sketch that can remain within the existing envelope of the current house, however look at creating a more modern layout with an upstairs extension.
We would consider moving the front door to be more direct entry into the house, or changing the location of some of the bedrooms.

For the single level - existing house option, the plan needs to have;
- 3 bedrooms, 1 Master bedroom with WIR and ensuite bathroom (shower, toilet and vanity).
- 2 double bedrooms with BIR
- a second main bathroom with bath and shower
- laundry can be euro style / or incoporated into the main bathroom
- study nook.
- open plan living / dining area
- kitchen.
- alfresco deck area outside with built in bbq.

For the other, second story option, the plan needs to have;
- 4 bedrooms, 1 Master bedroom with WIR and ensuite bathroom (shower, toilet and vanity).
- 3 double bedrooms with BIR
- a second main bathroom with bath and shower
- laundry can be euro style / or incoporated into the main bathroom
- second living area,
- seperate study, or study nook.
- open plan living / dining area
- kitchen.
- alfresco deck area outside with built in bbq.

consider modern, open plan with the indoors/outdoor area the focus.

The existing property/land dimensions are 15.24m x 42m.
