Looking for Lead Managers, Acquisition Managers, Dispositions Managers, and Transaction Coordinators. The Lead Manager will have the responsibility of organic outreach and manual prospecting for distressed homeowners. Lead Manager will use provided tool PropTracer for Skip Tracing addresses for phone numbers. Lead Manager will use provided tool Kixie to automate the process of contacting the distressed homeowners and will be responsible that the 4 pillars check (Motivation, Condition, Timeline, and Price) has passed. Once Lead Manager finds a "hot" lead on Kixie, they will schedule a Zoom call for a deeper discovery or a virtual property walkthrough using Fathom. The Lead Manager will then add the warm leads to the Podio CRM so that the team can convert them into qualified leads. The Acquisition Manager will use Fathom to "read between the lines" and handle objections. The Acquisition manager will build deep rapport, walk through the property virtually using Fathom, and get a signed contract using Dotloop and update the Podio CRM so the team can manually view the qualified leads. Virtual Walkthroughs will be needed to watch the recording to catch repair issues the seller might have glossed over (like a small water stain on the ceiling). They use the transcript to review exactly what the seller said about their "bottom line" price so they can use it as leverage during the follow-up. It will allow them to be 100% present. They don't have to look down to take notes, which helps them maintain eye contact and build the trust needed to get a deep discount. The Dispositions Manager will use Investor Lift, Offer Market, "Reverse Wholesaling" via Zillow, Facebook Groups (The "Digital REI Club"), Leveraging Other Wholesalers (Co-Wholesaling), Local REIA & Auctions, and use MailChimp to find end buyers and negotiate with end buyers to close deals and sign a contract using Dotloop and update the Podio CRM to the team. The Transaction Coordinator will use Open To Close for Automated Workflows. When a contract is uploaded, it will automatically trigger emails to the title company, the seller, and the buyer. The Transaction Coordinator will use Open To Close for breaking down a closing into hundreds of micro-tasks. The Transaction Coordinator will use Google Drive to keep every contract, addendum, and ID organized in one secure folder. All positions will be paid in full at the end of each month a salary of $10,000.00 and be given a base salary of $2,500.00 after a few months on the job. Everyone will get paid guaranteed each month if the team does what they need, which is close at least 5 deals a month or more. The work schedule will be from Monday to Friday from 9am-5pm Mountain Standard Time (MST) as these are remote positions.
