We'd like to remodel a small apartment complex. All 8 units have pretty much the same layout currently, with the exception of the front door entry (and small closets in different locations within stairwell space).

Contest will be paid out to the #1 favorite overall entry.

Wishlist:
* a more efficient use of space while minimizing rework of the current floorplan;
* open kitchen/living; possible "multipurpose zones";
* washer/dryer-laundry area in all units (there are none currently; could capture the stairwell space in redesign);
* new stairs/access to upstairs apartments from the front versus the stairwells; current stairs are tight (aprox 3') and feel closed in; difficult to move furniture in and out at 90 degree angle
* new windows
* elevation needs to be more appealing
* beautification
* possible german smear on brick? (not fond of the color, but don't want maintenance of painting it)
* fond of light colored walls; white trim; wood look ceramic flooring
* No carpet! (Need low maintenance)
* Note: There is currently zero roof overhang.

This is one project/contest for the property. Will be posting additional contest for covered parking for apartment tenants and rework a 50' x 250' industrial building to turn into boat storage facility.

* File format: Revit (Needs to be usable for future modifications.
* Complete 3D Design
* 2D Floorplan and elevations
* Kitchen/Bath detail
* Landscape

I have a confusion with the 14 ft in the kithchen , is your sure that all kithcen has the same measure, or the really satirwell is more like 4 ft. This precision can be decisive for accurate design. Thanks

No, there are no internal columns. The walls are shown in the sample documents. Structure is likely 2x4 with brick exterior.
